By Tom and Shirley Guercio, The Florida Agents | Updated September 2026

There isn’t one best neighborhood in Clermont. The right community depends on your budget, whether you want new construction or resale, whether you want an all-ages or 55+ community, how important amenities and gated access are, whether you want a larger lot, and which part of Clermont best fits your lifestyle. A buyer who wants an established gated golf community will land somewhere very different from a buyer who wants a brand-new home in the southern growth corridor or a half-acre lot.

Communities we regularly discuss with buyers include Legends, Sawgrass Bay, Serenoa, Hartwood Landing, The Canyons at Highland Ranch, Johns Lake Landing, Palisades, Parkside Trails, Lakehaven and Waterbrooke, along with Clermont’s 55+ communities, which we cover separately below. This guide explains how we actually narrow those choices down for the people we work with.

Quick Answer: Where to Start Based on What Matters to You

We don’t start by handing buyers a list of the “best” neighborhoods. We narrow the search based on lifestyle, budget, location and the type of community they actually want. Use this table as a set of starting points, not a ranking.

Clermont Is Not One Uniform Market

When we’re helping a buyer relocate to Clermont, one of the first things we notice is that people look at a map and assume the communities are interchangeable. They aren’t. Two subdivisions a few miles apart can differ in home age, lot size, amenities and overall setting.

Highway 27 is a useful orientation point, though it isn’t a hard dividing line. Much of Clermont’s established lake lifestyle and historic development sits on the same general side of Highway 27 as historic Downtown Clermont. Examples of lake-oriented or established areas there include:

  • Palisades
  • Clermont Yacht Club
  • Lake Crescent Hills
  • Lake Ridge Club
  • Lake Monte Vista
  • Mirror Lake
  • Sunset Ridge
  • Vista Grande

The opposite side of Highway 27 contains a significant share of Clermont’s newer development. There are exceptions, and communities such as Johns Lake Landing don’t fit neatly into either pattern. That’s why we look at the specific property and community rather than relying on a rule of thumb.

Clermont Communities We Frequently Discuss With Buyers

The profiles below are representative, not exhaustive. Market figures are September 2026 snapshots from Stellar MLS data reviewed by The Florida Agents. They show how different these communities are at one point in time; they are not permanent price ranges.

Legends

Legends is an established gated golf-course community with a wide variety of home sizes and prices. In our September 2026 MLS snapshot, Legends had 20 active homes asking roughly $420,000 to $965,000, with 25 closed sales over the prior 12 months. Those numbers reflect one point in time, and individual homes can fall outside that range as inventory changes.

Sawgrass Bay

Sawgrass Bay is a useful option for buyers who want to be positioned in Clermont’s southern growth corridor. We often keep relocation buyers looking in this general part of Clermont because of its road connections and the ongoing development around it. The September 2026 snapshot showed 8 active listings asking roughly $390,000 to $565,000 and 28 closed sales in the prior 12 months.

Serenoa / Serenoa Lakes (All Ages)

Serenoa is an all-ages community in southern Clermont, and it’s a good place to talk through amenities and newer homes. Serenoa Lakes is among the gated communities we consider with buyers. Keep Serenoa separate from Palms at Serenoa, which is a 55+ community covered in the 55+ section below. Our September 2026 snapshot showed 12 active listings and 32 all-ages closed sales in the prior 12 months. That closed-sale count excludes one Palms at Serenoa listing that had been miscategorized in the MLS. For more background, see our earlier look at Serenoa.

Hartwood Landing

Hartwood Landing is a newer community, and the homes in our data were largely built between 2022 and 2024. The September 2026 snapshot showed 11 active listings asking roughly $404,900 to $850,000, with 6 closed sales in the prior 12 months.

The Canyons at Highland Ranch

The Canyons sits in north Clermont and offers a mix of established and newer homes. No single price describes the community well. In our September 2026 snapshot there were 3 active listings and 27 closed sales in the prior 12 months, with recent closed prices ranging from about $450,000 to $900,000.

Johns Lake Landing

Johns Lake Landing is a community we often use to show buyers why they shouldn’t assume every home in a planned community sits on a small lot. Certain properties here can have larger lots, and the community covers a wide range of home sizes and values. The September 2026 snapshot showed 6 active listings and 18 closed sales, with closed prices from about $470,000 to $1.7 million. The high-end sales are not representative of every home in the community.

Palisades

Palisades is a good community to discuss with buyers interested in amenities, larger homesites in some sections and Clermont’s lake-oriented lifestyle. It has a large mix of home ages and price points. In our September 2026 snapshot it had 10 active listings and 19 closed sales in the prior 12 months, with asking prices from about $449,000 to $2.55 million. The luxury and lake-oriented properties stretch that range dramatically and should not be taken as typical of the community as a whole.

Parkside Trails

Parkside Trails is an active Pulte new-construction community with different housing types and series, including townhomes and single-family homes. Our September 2026 MLS data showed 59 new-construction closings in the prior 12 months.

Important: The active MLS listings at Parkside Trails are quick move-in homes only. They do not represent all of the homesites, floor plans or build opportunities that may be available directly from the builder.

Lakehaven (All Ages) and Del Webb Lakehaven (55+)

Lakehaven needs a careful explanation because it has two distinct sides:

  • Lakehaven – the all-ages side, covered here.
  • Del Webb Lakehaven – the 55+ side, covered in the 55+ section below.

Make sure you know which side a home is on before you get attached to it.

Important: Current MLS inventory in Lakehaven primarily reflects quick move-in homes. It does not represent all of the homesites, floor plans or build opportunities that may be available directly from the builder. Lakehaven is one of the clearest examples of why searching Zillow or the MLS doesn’t necessarily show you every new-construction opportunity.

Waterbrooke

Waterbrooke includes mixed housing types and phases: townhomes, villas, single-family homes and newer Mattamy construction. The underlying Stellar MLS report includes both resale and new-construction transactions. Our September 2026 report showed 42 closed sales and 16 active listings. The active range included one unusually high-priced listing, so the top of that range is not a useful guide to typical Waterbrooke pricing. More background is in our Waterbrooke community overview.

Which Clermont Area Fits You?

This is where most of our conversations with buyers actually happen. Instead of starting with subdivision names, we start with priorities.

If you want to be near Historic Downtown Clermont

When buyers say they want to be “near downtown,” we ask which part of Clermont they mean. Historic Downtown Clermont and Waterfront Park are not the same as Clermont’s main Highway 50 shopping area. For buyers who want to be close to Historic Downtown, Clermont Yacht Club is an example of a community within walking distance.

If you want convenient access to major shopping

Buyers who prioritize convenient access to major shopping, such as Costco, Target, HomeGoods and the rest of the Highway 50 retail corridor, often consider the Highland Ranch area, Waterbrooke and Johns Lake Landing. Drive times depend on the specific home, so we check them for each property a buyer is considering.

If you want newer construction or a newer community

One of the first questions we ask is whether a buyer wants new construction or resale. For buyers leaning new, communities to explore include Parkside Trails, Lakehaven, Hartwood Landing, Reflections at Olympus, Waterbrooke and, where appropriate, Wellness Way-area development (see our post on Panther Run’s approval for context on that area). Vintner is another option to consider, but it does not have a community pool. If you’re weighing the tradeoffs, our guide on new construction vs. resale in Clermont walks through them.

If you want to be positioned around Clermont’s southern growth corridors

Buyers who want to be near Clermont’s southern growth corridors often look at Sawgrass Bay, Serenoa, Ridgeview, Parkside Trails, Lakehaven, Hartwood Landing, Reflections at Olympus and Wellness Way-area communities. We don’t promise future commute times or completion dates for road or development projects; check current official project information for that.

If lake lifestyle matters

Clermont’s lake lifestyle isn’t limited to homes directly on the water, and “lake lifestyle” can mean very different things depending on the property. Before you search, decide which of these you actually need:

  • Direct waterfront – the property itself touches the lake.
  • Lake access – a deeded or community right to reach the water, without owning waterfront.
  • Community docks or boat ramps – shared facilities, where they exist, with rules that vary by community.
  • Living near Clermont’s lakes – enjoying public parks, trails and waterfront areas without any private lake access.

Areas buyers interested in a lake-oriented lifestyle often explore include Palisades, Clermont Yacht Club, Lake Crescent Hills, Lake Ridge Club, Lake Monte Vista, Mirror Lake, Sunset Ridge and Vista Grande (Vista Grande does not have a community pool). Being on this list does not mean every home in these areas is on the water, has deeded lake access or has use of a dock or ramp. Waterfront status and access rights are property-specific, so verify them for the exact home you’re considering. Those differences can change the price dramatically, so defining what you want early saves time. Our post on the Clermont Chain of Lakes goes deeper on water life here.

If you want a larger lot

Buyers looking for a half-acre or larger lot often assume they need to avoid subdivisions. In Clermont, we search by actual lot size rather than making that assumption.

There are larger-lot and individual properties along areas such as Lakeshore Drive and Lake Louisa Road. But select homesites inside planned communities can also be larger, including certain properties in:

  • Johns Lake Landing
  • Waterbrooke
  • Palisades
  • Magnolia Bay
  • Susan’s Landing

This applies to select individual properties, not every home in those communities; most homes in these communities are not on larger lots. For larger lots, we search the individual property rather than assuming every homesite within a subdivision is the same. That approach turns up options buyers wouldn’t find by filtering out planned communities altogether.

If gated access matters

Gated communities Tom and Shirley consider with buyers include Bella Lago, Clermont Yacht Club, Cypress Landing, Innovation at Hidden Lake, Osprey Pointe, Magnolia Bay, Serenoa Lakes and Susan’s Landing, along with Legends. Clermont’s major 55+ communities are also gated. Gate and entrance setups aren’t necessarily identical across every phase or entrance, so verify the configuration for the specific home you’re considering.

What Are the Best 55+ Communities in Clermont?

Buyers 55 and older have a separate decision path, and we don’t mix these communities into the all-ages discussion. The main questions are usually new vs. resale, amenities, home age and price point.

  • Palms at Serenoa – A newer 55+ option, separate from all-ages Serenoa. Our September 2026 MLS snapshot showed 30 closed sales and 9 active listings.
  • Esplanade at Highland Ranch – A newer/established active-adult option.
  • Del Webb Lakehaven – New-construction 55+, separate from all-ages Lakehaven. MLS listings reflect quick move-in homes and do not show every homesite, floor plan or build opportunity available directly from the builder.
  • Heritage Hills – An established 55+ community.
  • Summit Greens – An established community where homes vary in age and level of updating.
  • Kings Ridge – Clermont’s original 55+ community. Often worth considering for buyers comfortable with older homes and seeking a lower price point.

For more detail, see our guides to 55+ communities in Lake County and 55+ new construction vs. resale in Clermont.

Why MLS Doesn’t Tell the Whole Story With New Construction

An MLS or Zillow search may show only a builder’s quick move-in homes and completed sales. In active communities such as Parkside Trails and Lakehaven, the builder may have homesites, floor plans and build opportunities that do not appear as ordinary active MLS listings.

Having your own Realtor involved before or on your first builder visit can help you compare communities, understand your options and maintain your own representation, subject to the builder’s registration requirements. Because those requirements vary by builder, check them before your first visit. More on this in Do You Need a Realtor for New Construction?

A Note About Schools

School assignments can change as Lake County grows. Buyers with school-age children should independently research schools and verify the current assignment for a specific property before purchasing. GreatSchools.org is one resource for independent research. To verify the assignment itself, use Lake County Schools’ official School Locator page or contact the district directly, since attendance zones can change.

How We Help Relocation Buyers Narrow Down Clermont

Much of our business involves people relocating to Central Florida, including buyers moving from out of state who often have limited time to visit. We start with a conversation about budget, new vs. resale, all-ages vs. 55+, lot size, lake lifestyle, gated access and which part of Clermont fits daily life. From there we build a short list and plan visits around the handful of communities that genuinely fit. If you’re early in the process, our posts on how we simplify a Lake County move and 7 costly mistakes people make moving to Central Florida are good next reads. Still deciding between cities? Frequently Asked Questions

What is the best neighborhood in Clermont, Florida?

There isn’t a single best neighborhood in Clermont. The right fit depends on your budget, whether you want new construction or resale, all-ages or 55+, gated access, lot size and location. Communities such as Legends, Sawgrass Bay, Serenoa, Johns Lake Landing, Palisades and Waterbrooke each suit different buyers.

What are the best neighborhoods in Clermont for new construction?

Active new-construction communities include Parkside Trails and Lakehaven, and newer options include Hartwood Landing, Reflections at Olympus, Waterbrooke and Wellness Way-area development. In active communities, MLS listings are typically quick move-in homes only, so buyers should also ask the builder about available homesites and floor plans.

Which Clermont neighborhoods are close to Historic Downtown Clermont?

Clermont Yacht Club is an example of a community within walking distance of Historic Downtown Clermont and Waterfront Park. Historic Downtown is different from Clermont’s main Highway 50 shopping area. Buyers who prioritize convenient access to major shopping such as Costco, Target and HomeGoods often consider the Highland Ranch area, Waterbrooke and Johns Lake Landing instead.

Are there gated communities in Clermont?

Yes. Gated communities in Clermont include Legends, Bella Lago, Clermont Yacht Club, Cypress Landing, Innovation at Hidden Lake, Osprey Pointe, Magnolia Bay, Serenoa Lakes and Susan’s Landing. Clermont’s major 55+ communities are also gated. Gate setups may vary by phase or entrance, so verify for a specific home.

Can I find half-acre lots in Clermont?

Yes, and you don’t necessarily have to avoid planned communities to find one. Larger-lot properties exist along areas such as Lakeshore Drive and Lake Louisa Road, and select homesites in communities including Johns Lake Landing, Waterbrooke, Palisades, Magnolia Bay and Susan’s Landing can be larger, though most homes in those communities are not. Search by actual lot size rather than by community.

What are the best 55+ communities in Clermont?

Clermont’s 55+ options include Palms at Serenoa, Esplanade at Highland Ranch, Del Webb Lakehaven, Heritage Hills, Summit Greens and Kings Ridge. Del Webb Lakehaven is new construction, Palms at Serenoa is a newer option, and Heritage Hills, Summit Greens and Kings Ridge are established. Kings Ridge, Clermont’s original 55+ community, is often considered by buyers seeking a lower price point.

Where can I find a lake lifestyle in Clermont?

Clermont has lakefront homes, and areas such as Palisades, Clermont Yacht Club, Lake Crescent Hills, Lake Ridge Club, Lake Monte Vista, Mirror Lake, Sunset Ridge and Vista Grande are often explored by buyers who want a lake-oriented lifestyle. Not every home in these areas is on the water or has lake access, so buyers should verify waterfront status, access rights and any dock or ramp use for the specific property.

How much do homes cost in Clermont neighborhoods?

Prices vary widely by community, home age, lot and location. In a September 2026 Stellar MLS snapshot, the low end of asking prices in several all-ages communities was roughly $390,000 to $450,000, while the top Palisades asking price, a luxury/lake-oriented property, was about $2.55 million. These are dated snapshots, so check current listings at the time of your search.

How do I compare Clermont neighborhoods when relocating from out of state?

Start with your priorities rather than a list of subdivision names: budget, new vs. resale, all-ages vs. 55+, lot size, lake lifestyle, gated access and location. A local Realtor can narrow the options to a short list and plan an efficient visit around the few communities that actually fit.

Should I use a Realtor when buying new construction in Clermont?

Having your own Realtor involved can help you compare communities, understand builder options and maintain your own representation. Builders have their own registration requirements, so involve your Realtor before or at your first builder visit and check the builder’s policy in advance.

Methodology

Market figures in this article came from Stellar MLS data reviewed by The Florida Agents in September 2026 and represent snapshots at that time, not permanent price ranges. Closed-sale counts cover the prior 12 months. The Serenoa closed-sale count excludes one miscategorized Palms at Serenoa listing. For active new-construction communities, MLS listings reflect quick move-in inventory only. Current listings, builder availability and prices should be verified at the time of a buyer’s search.
