Living in Minneola FL with rolling hills, new homes and growing Central Florida communities

Living in Minneola, FL offers a combination that’s becoming harder to find in Central Florida: newer housing, rolling hills, lake-country scenery, direct Florida’s Turnpike access and proximity to Clermont and the Orlando area. The U.S. Census Bureau estimates Minneola’s population reached 21,064 in 2025, up 52.1% from its April 2020 estimates base, making the city’s rapid growth an important part of its story.

What Is It Like Living in Minneola, FL in 2026?

If you’ve been researching Central Florida and keep seeing Minneola pop up, there’s a reason. We work with buyers throughout Lake County, and Minneola comes up frequently with people relocating from other parts of Florida and from out of state who are looking for newer homes, convenient highway access and a little more breathing room than they may find closer to Orlando.

Minneola sits directly next to Clermont in southern Lake County, but it has developed its own identity. You’ll find rolling terrain, established neighborhoods, major new-construction communities, expanding commercial development and direct access to Florida’s Turnpike at the Minneola/Hancock Road interchange.

It’s also a city that is changing quickly. That makes understanding what’s there today—and what’s still coming—especially important for anyone considering a move.

Minneola’s Growth Story: Why Is the City Growing So Fast?

Minneola isn’t simply growing—it’s one of the communities helping reshape northern South Lake County.

According to the U.S. Census Bureau, Minneola had an estimated population of 21,064 as of July 1, 2025. That’s a 52.1% increase from the April 2020 population estimates base of 13,848.

Those numbers are easier to understand when you drive through the city. New neighborhoods are spreading across Minneola’s hills, commercial development continues along the US-27 corridor, and major transportation projects are responding to growth throughout this part of Lake County.

For a closer look at the commercial side of that growth, see our guide to Minneola’s Highway 27 corridor and what’s growing there.

What Does the Minneola Housing Market Look Like?

Minneola occupies an interesting position in the South Lake County housing market. It generally costs more than Groveland while remaining below nearby Winter Garden, and much of its appeal comes from newer housing, new construction and its location near Clermont and Florida’s Turnpike.

Here’s how Minneola compares with two nearby markets based on recent market data, trailing roughly 90 days:

Area Median Sale Price Median Days on Market
Minneola $447,500 51 days
Groveland $390,000 28 days
Winter Garden $597,104 19 days

Source: recent aggregated market data, trailing roughly 90 days. Market conditions change frequently; buyers and sellers should verify current market data when making real estate decisions.

A few things stand out. Winter Garden is the highest-priced of these three markets and homes have been moving faster. Groveland offers a lower median price. Minneola falls between them on price, with newer housing and significant new construction helping distinguish it from both markets.

The 51-day median also gives some context to the current pace of Minneola’s market. It doesn’t mean every home takes 51 days to sell—well-priced homes in desirable communities can move considerably faster—but today’s market generally gives relocating buyers more time to evaluate their options than they had during the highly competitive market of several years ago.

What Living in Minneola Actually Looks Like

Rolling Hills and a Different Side of Florida

One of the first things people notice when we drive them through Minneola is the terrain.

This isn’t the flat Florida landscape many relocating buyers expect. Minneola shares the rolling hill country found throughout the Clermont area, which creates varied streetscapes, elevated homesites and views that can feel surprisingly different from many other parts of Central Florida.

That topography is one of the things that gives Minneola its sense of place. Instead of feeling like one continuous stretch of flat suburban development, neighborhoods can climb hills, overlook lakes and sit against open green space.

Parks, Trails and Outdoor Recreation

Minneola also offers more outdoor recreation than many people realize.

Minneola Trailhead Park is a 17-acre city park with a dog park, basketball court, ball field, playground, skate park and pavilion. The city’s parks system also provides walking trails, green spaces and recreational facilities.

And because Minneola sits directly next to Clermont, residents can easily take advantage of the broader South Lake area’s lakes, trails, parks, restaurants and waterfront recreation as well.

New Construction in Minneola

New construction is a major part of Minneola’s story, and it’s one of the reasons we see so much interest from relocating buyers.

Buyers can find everything from traditional single-family communities to active-adult living, with additional neighborhoods still being developed.

Del Webb Minneola

For 55+ buyers, Del Webb Minneola is one of the city’s major active-adult options. It brings new-construction homes and the resort-style amenity model many Del Webb buyers are specifically looking for.

As with any new-construction community, buyers should look beyond the advertised base price. HOA fees, CDD assessments, lot premiums, structural options, design-center selections and builder incentives can all affect the real cost of the home.

Pine Ridge at Sugarloaf Mountain

Another development we’re watching closely is Pine Ridge at Sugarloaf Mountain. Tri Pointe Homes announced the acquisition of 178 single-family homesites in the Sugarloaf Mountain planned community, marking the builder’s entry into the Greater Orlando market.

The community is planned on Minneola’s elevated terrain and includes open space, a neighborhood park, ponds and an amenity center. It’s another example of the type of residential investment following Minneola’s population and infrastructure growth.

Hills of Minneola

The Hills of Minneola area is another major piece of the city’s growth story. The City of Minneola maintains planning information for Hills of Minneola, part of the larger development activity surrounding the city’s Turnpike access and growing residential and commercial base.

For buyers, the important point is that Minneola is not a finished community where today’s map tells the whole story. Some areas will look different several years from now, which is why we encourage buyers to understand planned roads, nearby development and future commercial areas before choosing a homesite.

Florida’s Turnpike Access Is a Major Part of Minneola’s Location

One of Minneola’s most important advantages is something that doesn’t always come across when buyers simply look at a map: direct access to Florida’s Turnpike at the Minneola/Hancock Road interchange.

That gives residents a direct connection into Central Florida’s regional highway system rather than relying exclusively on US-27 and SR-50.

Transportation infrastructure is also expanding with the city. Florida’s Turnpike Enterprise is widening the Turnpike from Minneola/Hancock Road to O’Brien Road from two to four travel lanes in each direction. The project includes bridge reconstruction, interchange improvements, lighting, safety improvements and additional capacity.

For anyone relocating and planning to commute, however, we always recommend testing the drive yourself at the actual time you’ll be traveling. Central Florida traffic can change dramatically by time of day, and the right location for someone working in Winter Garden may be different from the right location for someone commuting to downtown Orlando, Disney, the airport or working from home.

We’ve also written about the realities of public transportation in Florida. The short version for most Minneola residents is that a car remains an important part of everyday life.

How Does Minneola Compare With Clermont and Winter Garden?

This is a conversation we have often with relocating buyers because these communities can end up on the same search list even though they offer different experiences.

Minneola: Rapid growth, significant new construction, rolling terrain and direct Turnpike access, with a smaller-city feel that is still evolving.

Clermont: A larger and more established South Lake community with a broader commercial base, historic downtown, Lake Minneola waterfront, extensive recreation and a mix of established neighborhoods and new construction.

Winter Garden: Generally more expensive, with a highly developed downtown and amenity base, strong access to western Orange County and a more established suburban environment.

There isn’t one answer that’s right for every buyer. Budget, commute, desired community age, lot size, amenities and whether you prefer established surroundings or newer development can change which area makes the most sense.

What We’re Seeing at The Florida Agents

What stands out to us about Minneola isn’t any single subdivision or project. It’s the amount of change happening at the same time.

We’re seeing new homes, new builders, expanding infrastructure and commercial development all occurring while Minneola retains the hills, lakes and South Lake setting that attracted people here in the first place.

We also see Minneola come up frequently with buyers who initially start their search in Clermont or Winter Garden. Once they understand how close Minneola is to Clermont and see the newer communities and Turnpike access for themselves, it often becomes part of the conversation.

At the same time, rapid growth has tradeoffs. Construction, traffic, changing views and future development matter. That’s why we don’t recommend choosing a community based only on a model home or today’s streetscape. We look at what’s around it and what’s planned next.

Common Mistakes Buyers Make When Moving to Minneola

Looking only at the base price of new construction. Lot premiums, options, HOA fees, CDD assessments and financing can significantly change the final number.

Not checking future development. An open field today may not remain an open field. Buyers should understand surrounding land uses and planned development.

Assuming every Minneola commute is the same. Direct Turnpike access is valuable, but your actual destination and work schedule matter.

Comparing Minneola only by home price. Two similarly priced homes may have very different HOA structures, community amenities, lot sizes, taxes and long-term costs.

Visiting only the model homes. Drive the surrounding roads, visit nearby shopping and parks, and experience the area at different times of day before deciding.

Minneola Relocation Checklist

  • Compare Minneola with Clermont, Groveland and Winter Garden based on your actual priorities.
  • Test-drive your commute during the hours you’ll normally travel.
  • Review HOA and CDD costs before comparing monthly payments.
  • Ask about planned development around any community you’re considering.
  • Compare builder incentives with outside lender options rather than looking only at the advertised incentive.
  • Factor lot premiums and design selections into new-construction budgets.
  • Visit both established neighborhoods and new construction before narrowing your search.
